Concrete Moisture Testing: The Step That Decides Whether a Coating Lasts

Slab moisture is the single most common cause of coating failure that nobody can see beforehand. It is also straightforward to measure, and the number changes the whole job.

Every concrete slab on grade sits on damp soil, and water vapor moves up through it continuously. Coating a floor traps that vapor at the surface. If the rate is low, nothing happens. If it is high, pressure builds under the film until the coating blisters, bubbles, or debonds in sheets.

The important thing is that this is not a guess. There are established test methods, they produce numbers, and coating manufacturers publish limits those numbers have to fall under.

Why it gets skipped

The two quantitative tests take days, not minutes. A contractor who wants to grind and coat in the same visit cannot run them. That is the actual reason moisture testing gets left out of low bids, and the reason those floors fail two summers later.

The three tests you will hear about

Calcium chloride test (ASTM F1869)

A pre-weighed dish of anhydrous calcium chloride is sealed under a dome on a clean, ground section of slab and left for 60 to 72 hours. The salt absorbs whatever moisture comes up in that window. Reweigh it, run the arithmetic, and you get a moisture vapor emission rate in pounds per 1,000 square feet per 24 hours.

It measures only the top layer of the slab, roughly the first half inch to inch, so it reflects surface conditions rather than what is happening deeper down. It also requires the space to be at service temperature and humidity for a while beforehand, or the reading is not meaningful.

In-situ relative humidity probes (ASTM F2170)

Holes are drilled into the slab, sleeves are inserted and capped, and the slab is allowed to equilibrate before probes are read. The result is a relative humidity percentage from inside the concrete.

For a slab drying from one side, the probe depth is 40 percent of slab thickness, which is the depth that predicts what the whole slab will equilibrate to once you seal the top. That is what makes this test the more reliable predictor of what happens after a coating goes down, and it is the method most coating and flooring manufacturers now write their limits against.

Plastic sheet test (ASTM D4263)

Tape a square of clear plastic to the slab, leave it overnight, and look for condensation or a darkened patch underneath. It costs nothing and takes a day.

It is qualitative only. It tells you moisture is present, not how much. A clean result does not clear a slab. Treat it as a quick warning flag rather than a test you can specify against.

What the numbers mean in practice

Every product has its own published limits, and those are the ones that govern any specific job. As a general orientation, standard coating systems tend to be written for relatively low emission rates and moderate internal humidity, while moisture-tolerant systems and dedicated mitigation primers are rated to carry considerably higher readings.

When a slab reads above what the chosen system allows, there are three honest options:

New slabs are a special case

The familiar rule is to wait 28 days before coating new concrete. That number is about compressive strength, not dryness. A slab can hit design strength and still be far too wet to coat, because drying is governed by thickness, mix water, ambient conditions, and whether the surface was sealed with a curing compound.

This is the most common new-construction mistake we see, and in fast-growing areas like Mount Juliet it comes up constantly: a garage slab gets coated on the calendar rather than on the data, and the floor fails inside a year. Test the slab, do not count the days.

How this changes your quote

A slab assessment that includes moisture is why we quote in person and put a fixed number in writing rather than pricing by square footage over the phone. Prep scope, and moisture mitigation in particular, moves the price far more than the size of the floor does.

It also means an honest quote sometimes gets more expensive after the assessment, and sometimes the recommendation is a different system than you called about.
