Why Garage Floor Coatings Peel, Bubble, and Lift

Coating failure is almost never the coating's fault. It is nearly always something that happened, or did not happen, before the first coat went down.

When a floor coating fails, it fails in one of a few recognizable ways: it lifts off in sheets when you pull a car out, it bubbles and blisters from underneath, or it comes up in patches that trace the outline of an old stain. Each pattern points at a different root cause, and all of them are preventable.

1. The slab was never mechanically profiled

Concrete that has been power-troweled has a dense, closed surface. A coating applied to it sits on top rather than keying into it. The fix is diamond grinding or shot blasting, which opens the surface and creates a texture the resin can lock into.

The industry describes this as a concrete surface profile, and coating manufacturers specify a target profile for their products. Grinding gets you there reliably. Acid etching, which is what the box store kits include, does not, especially on a hard-troweled garage slab. It can leave residue behind and produces an inconsistent profile at best.

How to spot it after the fact

If the failed coating peels away in large, flexible sheets and the concrete underneath looks smooth and clean, adhesion was the problem. The coating cured fine. It simply never had anything to hold onto.

2. Moisture is moving up through the slab

Concrete on grade is permeable. Water vapor from the soil moves up through the slab continuously, and if the slab was poured without an intact vapor barrier beneath it, that rate can be high enough to push a coating off from below.

This shows up as blisters and bubbles rather than sheet peeling, and often as a white crystalline deposit called efflorescence, which is dissolved salts left behind as the water evaporates at the surface. Older housing stock is especially prone to it. Many homes in Hermitage and on Nashville's established east side were built before under-slab vapor barriers were standard practice.

3. There is a curing compound or old sealer on the surface

New slabs are frequently sprayed with a liquid membrane curing compound to slow water loss while the concrete gains strength. It does its job, and then it sits there as a bond breaker. Coating over it is coating over wax.

The same applies to penetrating sealers and old failed coatings. All of it has to come off mechanically. This is one of the more common problems on new construction, where a builder-applied sealer is often already on the garage slab before the homeowner ever thinks about a coating. It is a recurring issue on new builds in Mount Juliet and other fast-growing areas.

4. The slab is contaminated

Oil and transmission fluid soak into concrete and keep migrating back to the surface. Degreasing the top does not pull out what has wicked down into the pores. Deep contamination needs to be ground out, and in bad cases the affected area needs to be cut and patched.

Silicone is the quieter version of this problem. Tire dressings, lubricant overspray, and some sealants leave a film that causes fisheyes and craters in the wet coating. It is invisible until the coating refuses to wet out over it.

5. It was a one-part paint, not a coating system

Two-part coatings cure by chemical reaction and end up as a hard, cross-linked film. One-part water-based products dry by evaporation and stay comparatively soft.

Soft is what causes hot-tire pickup. A tire coming off the interstate is hot and slightly tacky. Park on a soft coating and the tire bonds to it, then lifts it off the slab when you back out, usually in a curved patch shaped like the tire's contact patch. Hot-tire pickup is a symptom of an under-cured or inherently soft film, and a properly installed two-part system with a polyaspartic topcoat does not do it. 6. It was installed in the wrong conditions

Resins are sensitive to temperature and humidity during application and cure. Two things go wrong most often:

Rushing return to service belongs in this category too. A floor that feels hard underfoot has not necessarily reached full chemical cure. Driving on it too early can mar it permanently.

What proper preparation actually looks like

  1. Assess the slab and test for moisture before quoting anything
  2. Diamond grind the full surface to an open, consistent profile
  3. Grind out or cut and patch contaminated areas
  4. Repair cracks, spalls, and control joints with the appropriate filler
  5. Vacuum thoroughly, because dust is its own bond breaker
  6. Check slab temperature and dew point before mixing anything
  7. Build the system in coats, respecting recoat windows
  8. Hold return to service until the product has actually cured

None of this is exotic. It is just slower and less profitable than skipping it, which is why it gets skipped. It is also why a floor either lasts fifteen years or peels in one.
